Housing Eras Along the Corridor

Downtown Waco, Georgetown, Belton, and Austin still hold Victorian and early-1900s homes built pier-and-beam over a crawlspace, where subfloor leveling comes first. Fort Cavazos-driven growth from the 1950s through the 1980s added mid-century ranch homes around Killeen, Temple, and Copperas Cove on a mix of slab and pier-and-beam. Nearly everything built since the 2000s — now the region's dominant housing stock — sits on a slab with builder-grade flooring already due for an upgrade.

A Region Split by the Balcones Escarpment

East of the escarpment — Waco, Temple, and most of the I-35 corridor — sits on deep Houston Black clay, a shrink-swell soil that cracks slabs, tile, and grout as it dries and swells. West of it, thinner, rockier limestone soils take over toward the Hill Country. Water runs hard on both sides: Edwards Aquifer limestone filtration on the Austin side, moderately hard surface water from Lake Belton and Stillhouse Hollow around Killeen-Temple-Belton.

Central Texas summers run hot, and the count of 100-degree-plus days keeps climbing; recurring drought dries expansive clay until it shrinks and cracks, then swells back when the rain returns. February 2021's Winter Storm Uri burst pipes across the region and left water-damaged floors that didn't surface for months. That wet-dry-freeze cycle is the single biggest reason we get repeat calls for re-leveling and cracked tile.
